Guest guest
Does anyone have a rough idea of how many parking spots I need? I'm hoping to get 3-4 out of my property with one ADA spot in the back with ramp access. I'm converting a 1920 home into a practice. I hope to see 10-14 patients per day. I also heard someone say something about home visits...does the ADA allow you to do this to get around meeting ALL the ADA regulations? Thanks again! -
Guest guest
Congrats on converting a 1920 home! I did the same with a 1919 home last year. Parking spaces are mandated by the city and I would check with zoning to see what they say. As a practical matter, I would have as many parking spaces as the number of patients you see in your busiest hour (3-4). As for the ADA, my understanding is that if you are upgrading an existing structure, you legally only have to be somewhat compliant (?75%). A good contractor (and again your city) can address this. Also remember, depending on your corporate structure, if you spend more than $10,500 on making your building ADA accessible, you get $5000 back on the next years taxes (the rest is depreciated over up to 27 years) so ask your accountant about that. Good luck! Parking Does anyone have a rough idea of how many parking spots I need? I'm hoping to get 3-4 out of my property with one ADA spot in the back with ramp access. Guest guest
We see pts every 30-60mins. For our parking, my assistant (MA) and I each have a space, (farther away from the door), and we have found 3 additional spaces works well – 1 for the pt being seen, 1 for the pts coming/going, and one for the pt just dropping in to pick up something, or the occasional rep that comes in. I’m curious about your home conversion – what cost do you anticipate? Where did you find all the ADA regulations? A. Eads, M.D. Pinnacle Family Medicine, PLLC phone fax P.O. Guest guest
Still in the process of converting the home...I've been MUCH more cognizant of different businesses and their compliance with ADA. In fact, I moonlight at a convenient care clinic (walk-in) and one of them is a converted house on St. Pete Beach. The bathroom is no where near ADA compliant. I got the regulations from my brother-in-law (an architect) who got a copy of Florida building regs. I'm going to start asking around at these different offices that are not compliant. I would love to get a variance if I can so I don't have to move doorways over and widen them...not to mention a lot of plumbing rearrangements. I'm happy to do home visits for my patients that are wheel-chair bound. I'll keep you posted on my progress/cost. - Eads said: > We see pts every 30-60mins.
