Forgive me, KC, I'm getting a bit harsh here...

You're barking up the wrong tree here, Dude.

I just moved to Texas from Long Beach (before that Santa 6th &

Washington). The mold pit I lived in was one block from the water in LB, and I

was in heaven there, frankly, in terms of my location - hated to move, but my

health fell to pieces and I kept having hemorrhaging episodes, and one became

seriously life-threatening and has left me with reduced kidney function among

other issues. But, yes, I'm quite familiar with issues of apartment

availability in 'Our Home By the Sea' - I, uh, even knew the lyrics to the City

song when I was in elementary school at what used to be called Washington

School.

My neighbors moved out of the mold pit, too, but not soon enough for one of them

- he DIED of his exposure...none of us had any idea he was THAT sick until he

literally dropped dead at 36 (literally, his grave marker says, 'I told you I

was sick'). We have an enormous amount of mycotoxin in his lung tissue to show

what happened to his poor body after he developed asthma, fungal skin sores and

a grand mal seizure disorder among other uncomfortable, disabling, and

ULTIMATELY FATAL problems. Got it?

Sounds like you're pretty convinced you have great reasons to stay - excellent.

If your health can stand it, then you're just talking about nuisance issues with

your landlord, potentially. If you're one of the unlucky set who doesn't make

antibodies to rid your system of biotoxins, then you're setting yourself up for

major health issues that may not be fixable after chronic exposure.

You've gotten the same advice from everyone who has responded to you on this

site. If you don't want to take the advice offered to you because it's so

important to live where you scored a rare unit at a price you like, well, best

of luck to you. Right now you have choices because of your health. If your

health falls apart and you lose your ability to work -as is the case for MANY of

the people on this list- then you may have vastly fewer choices. Most of us are

at a point where we have fewer choices, and had we had any idea what we were up

against physiologically, we would have made different choices back when we had

enough flexibility to do so. The first choice would have been to MOVE OUT of a

moldy space before it tore us apart. Most of us here have ATTEMPTED to fight

and have landlords make things right - but we didn't yet understand that

consequences of trying to take the moral high ground.

Sounds like you're setting yourself up for a Pyrrhic victory with this landlord

when it isn't even your intention to stay there long. California law SIMPLY

DOES NOT BACK WHAT YOU SEEM TO FEEL YOU SHOULD BE ABLE TO DEMAND FROM YOUR

landlord - we can't help you get blood from a stone. Things might be different

if you were in the City of San Francisco, although one of our list members just

fled THAT city and his own mold hole there. You're asking for common sense, and

it really doesn't find itself in the California Code. Sorry.

Look up what happened to the mold bill Gov. signed into law in '01 before

he got canned - guess what, it ain't in effect - but it's on the books...

State Senator, Sheila Kuehl, may help you (if you're in her district) as her

office is totally savvy about health issues - I'm not sure if her district

covers all of SM or not.

My voice is getting hoarse at this point: GET OUT WHILE YOU CAN.

The place I moved into was purchased by oweners last year, the prior tenant

needed repair, however was paying only $1000 a month near beach and saving up

money to buy a place. I found out after finding a lot of problems, he did not

let it get

inspected or report stuff as did not want booted out over repairs. When I

moved in,

they bumped rent up to market value assuming was clean since no complaints from

last person nor did he want any inspections and told me when I mentioned floor

that

they did not know what would find in place yet figured no complaints so turn

over

quickly.

As for myself, prior place renting was ind. owned condo in santa monica -

was sold

and then forced into moving - happen to love area, work a few blocks from

where

started school and is one of hardest areas to find housing in - in any price

range - as

am actually in mid - to high range for one bedrooms so it is actually about

availability

of housing in area. I moved into this place mostly with plan of getting a few

other

aspects put on paper better ( ie self employed so need more documentation then

most) to qualify for a mortgage or at least raise fico enough to have more

options -

the neighborhood I am ideally trying to move into is actually a little less

then mine as

pay more for being a few blocks from ocean and upcoming trendy spot - and the

more community area I prefer requires a higher fico then most mortgages since

very

competitive ie 40-50 applicants per one bedroom and mostly though a large

rental

agency.

In summary, was actually planning on looking into breaking lease in October

when

market better - horrible from May - September.

And yes, have consdiered further areas however traffic in LA is huge

consideration as I

actually work freelance in 3 locations plus school and am lucky 3 out of 4

places are

within half a mile of each other and have been focusing on changing my

lifestyle so

less time in car and furthest place away only go twice a week for about 6 hours

so

also factoring in drive times, gas prices etc.....

There are also many other non mold related habitability issues which keep

popping

up and realized this morning buying me out of my lease is just a fraction of

the

needed repairs overall that have shown up and magor violations of california

state law

in lease which is why also dealing with reports as would like to be comfortable

while

looking for new place since can easily take 6-8 months in area I live to find

something

good plus the extra competition in current season.

Hope makes sense and again, thanks for responses as helped in dealing with

large

amount of friends saying " they have to fix it, not right, just moved, try to

fight it

etc..... who are familiar with housing market because quite honestly would have

moved out the week I moved in. As far as reactions to mold, they are just

making me

put for energy on this then other areas that are important to me like my

studies and

being in some hard classes this time.

It is very hard. I remember myself as a beginner four years ago. I haunted

the internet to find what was wrong and saw doctor after doctor. I worked in a

moldy building for eight years. I became uill with severe asttma, muscle aches

and hives and pain like I have never had before. I still live this nightmare

four years later. I lost my job, I lost my other half,I lost the ability to do

things with my daughter.

When we say get out, it is from years of knowledge of what mold can do to

you. I regret everyday of my life now that I worked in that moldy basement.I

always wonder. If I got out sooner would I still be so sick? No o ne is trying

to be mean. But UI guarentee you if you stay in a moldy building you will

regret it. I was lucky and had friends to help. Not all of us do.

Geez,

I was hoping because there are so many older well kept buildings in San

Franciso that the mold issue would be better there. With the majority of the

apartments being flats many of the owners live in these buildings and thus have

a tendency to keep these places well maintained. Certainly far better then

the apartment situation in LA. Is this not the case anymore? It has been a

few decades since I have lived there.
