Broker Matt Levitte with ProRealty Inc. in Greeley, Colorado,

recently found himself in a bit of a pickle when the pipes inside

one of his real-estate owned properies broke and flooded the house.

Unfortunately, Matt did not discover the flood until weeks later.

" In an ideal world, we would like to instantaneously get inside a

house once it becomes vacant, " said Matt. " But that's not always

possible. "

When Matt did get inside, he was shocked to find patches of

unlethal, black mold covering the walls and floor panels. Living by

the philosophy that " sometimes bad things happen to good houses, "

Matt quickly put on his thinking cap and determined it would be best

to sell the house in its current state at a discounted price.

Even though, the mold remediation costs were estimated at $20,000,

Matt soon found a buyer and an owner willing to committ to the home

and its black mold deficiencies.
