Surely the seller had to guarantee the house was

livable!

Hi Lea,

I am so sorry you are having a hard time with your insurance company. I don’t know about in Canada, but trouble with insurance is pretty common in the US. A lot of companies will try to get out of paying if they think they can. The best thing you can do is read your policy. Find out what your limits and exclusions are.

The coverage for mold for in my home is $10,000 but the general limits for the home itself is $1,000,000. What this means is that my insurance company will pay up to $1,000,000 to repair my home in the event of damage or loss. They will only cover $10,000 for mold remediation. Because my damage is based on damage done by water, the repairs fall under the general portion of my policy, even though there is mold damage as well because the damage was caused by water — the mold didn’t just appear for no reason. The part that is being paid out of the mold portion of the policy is any work that isn’t routinely done with water damage. An example for my house is the containment that is necessary to keep the mold from spreading throughout the house and mold testing. All of the demolition, fans for drying and repair are being paid through the general portion of the policy. A shady insurance company could try to say that it is all mold damage but that would be untrue because the water itself caused the damage and the mold was a result of the water. All of the work being done here was pre-approved by our insurance company. They have been very gracious with me, offering all that my policy provides, including lodging while the work is being done and pet care.

Didn’t you say earlier that your damage occurred due to a leaking roof? If so, was it caused by lack of maintenance or some type of storm or other act? If it is lack of maintenance, the policy probably excludes the repairs. If you can prove that it was a storm or something fell on the roof causing the roof damage, mother nature, something other than lack of maintenance, it likely is covered. If the mold is caused by water coming into the house, it was caused by water damage and should be covered under your general insurance portion of the policy. Please read your policy or, if you can scan it, send it to me and I’ll take a look at it for you.

Best of luck, Lea. Please take care of yourself, mold is nothing to mess around with. I saw my Dr. Leu today with some general symptoms that aren’t normal for me, all of them are caused by this house. The mold is bad in the bathroom but nowhere else, yet it is still affecting me and several of my pets. Fortunately the restoration company is coming tomorrow to contain the bathroom. The bad news is that I need to remove everything from the bathroom and my closet, which is behind the bathroom. The closet won’t be any fun at all. :( The demolition begins on Monday.

Dearest Kenda:

How are you doing with your mold problem? We are not doing very well because our insurance company refuses to help us. This is an old home and they claim that the water problem has gone on for many years for the mold to be so wide spread. The mold inspector has not come yet, he will be here tomorrow, we hope.

Honey, you told me that your insurance company will help you. This makes me wonder why our insurance company will not help us. They insured our home for over 400.000.00 dollars. I wonder why they did not do a proper inspection before they insured this home, the only thing that they were concerned about was the lava rock on the fireplace. I think that we should look at our policy again, there just might be something that we have missed. What do you think?

Sounds like I need to take it too. I’ll be talking to Dr. Leu in the next day or two. I’ll have to get his thoughts on it.

I heard about the Coconut oil from one of our members that no longer is around.... I called the company she ordered it from and they went into great detail on the antifungal purposes of coconut oil and fighting yeast, etc. I will try to find the name of who I ordered it from...

I know i also found good info on a google search a while back on the oil and yeast/candida fighting. I need to start taking it again...

Lea, ask you lawyer if something happened to your roof, rather than lack of maintenance, if it would be covered. If so, I’d think really hard if you had any storms in the right timeframe.

That is what we plan to do tonight and our lawyer wants to see our policy as

well. We think that they are just trying to get out and claim that the

problem was a long term roof leak. We hope they are wrong.

Ladies,

To be safe, everthing removed from your

house/bedrooom/bath and closets should be laundered

and bagged until your house is cleaned from mold.

This may mean removing all carpet . . . as well as

everything that has surfaces that could hold mold

spores (and what can't?) . . . Washing down walls -

everything!

I'll email you both of you privately the name of a

woman who has been through it all!

Hi Rogene,

Thank you for the advice. The restoration company I am using is going through all the appropriate steps to get rid of the mold safely. All personal items in my bathroom and closet have to be removed prior to any work. The bathroom is being contained and no one can enter. All damage is being removed and routed through the bathroom window. They are removing and replacing the entire marble shower, along with the walls and everything that was once supporting the shower. Our bathroom vanity and counters are being removed as well. They are using air cleaning machines with a vent that is routed out the bathroom window. I have never seen anything like it!! Fortunately our house doesn’t have any carpet so I don’t have to worry about contaminating carpet. All walls are being repainted and the house will be professionally cleaned before we return to it.

Could the rainstorm have done the damage to your roof? Do you have two separate claims, one for the roof and one for the basement?

Honey, thank you, it was a lack of maintenance we think, but we had the worst rainstorm in history when the sewer destroyed our basement just over one year ago. I hope that they are responsible.
