Would you rather have a Small or a Larger (Expensive) Location?

Hello,

I have a question about leasing.

There is a nice place walking distance from my residence.

I am confused re how much space to rent.

The landlord is willing to rent me 275 sq ft for 550 per month.

This can be extended to 425 sq feet for 875 per month.

The rent is 24 $ / sq foot.

The advantages of larger space are

1) I can have an office.

2) It will be more comfortable in the future if I hire someone.

I am a single male physician. Any other male physicians working

alone without an MA?

3) Small storage area available.

4) Window which will help with cross ventilation

The advantages of smaller place are

1) cheaper rent

2) True IMP format. It will be tight if I have an employee.

3) There are 2 rooms, one for waiting / registering / desk for wife

who is going to help with billing. The second is exam room with sink

and small work area.

4) Will need less furnishing and one less computer.

The disadvantages of the larger space are

1) more rent

2) Possible noise disturbance due to dog barking. (It belongs

to the Delta Society and employees are allowed to bring dogs to work

and my office would be just above the kennel).

3) Either way I have only one exam room.

The disadvantages of the smaller place are

1) No room to expand as it will be full.

4) I am worried that I will run out of space. (Esp. storage

space).

5) No break area (although I could put a water cooler in the

waiting room area.

Have others who are in a small space feel tight?

Has anyone moved / regretted leasing a smaller space?
