Although I probably can guess your reactions, I would like your opinions. Details: Lease for $18/sqft Triple Net $6-8/sq/foot total $26/sq/ft opportunity to invet with 8-11% return which would lower net rent effective net rent $18.93/square foot after $100,000 investment effect of loan not included in computation. Current rent for 1100 sq/ft aboout $10/sqft.will not be available forever and other renta office space at $25-30/sq/ft without opportunity to invest. Your thoughts"L.
